Construction and Commercial Property Outlook for 2017



Market analysis suggests that 2016 was a somewhat difficult year for the construction industry.
According to a report by JLL and Glenigan, there was a 14% drop in overall activity in the sector, to £16.7bn for the year.
A reduction in the number of new build developments, with a quarter-on-quarter slide of 18.1%, coincided with a corresponding 6.8% fall in refurbishments leading to a degree of nervousness in the industry.
Many people have attributed this dip to uncertainty over the economic outlook in the lead-up to and aftermath of Britain’s withdrawal from the European Union. [Read more...]

Case Study Commercial Office refurbishment London



Abbeymead Building ltd, A Chartered Building Company( CBC) ,were contracted to carry out the refurbishment of the Headquarters of a prestigious London design agency in an Iconic Building located in the West End.



The building had won many design awards during construction and the refurbishment was to be sympathetic to original design intent.

Works consisted of New Electrical and Data installation, Air Conditioning installation, new raised access flooring and carpets, breakout kitchens to each floor, refurbished public areas and escape routes, Restaurant refurbishment and Decorations to the entire building including new office furniture.



The refurbishment works were to be carried out in a live environment, in phases ,with the works rotating around the floors as the occupant were moved from different zones allowing the works to be completed on a 3 week phase period per zone.



The works involved a high level of Planning and safety was paramount as the buildings occupants, which at times approach 600 people, had to be able to work in a safe dust free environment.

The existing Lift used for Vertical transportation and deliveries and removals had to be carefully scheduled

Being a member of RoSPA Abbeymead undertook the role of Principle Contractor  and directed the clients in house safety team and domestic sub-contractors.

  A Permit to work system (PTW) was strictly enforced



The project also involved a number of high level access requirements and innovative

Solutions were required.

Abbeymead team were trained to use super lightweight cherry pickers to access the 6 storey atrium roof to enable cleaning and decoration works to be undertaken.Further works were undertaken by specialist abseil teams

Refurbishment works to critical areas were carried out either out of hours or during strictly controlled shutdown periods were noisy works were contained to avoid disturbance

The works were completed during a 48 week period with zero accidents
